Property Damage:
Buildings cover is provided on a wide "All Risks" basis with only £200 excess extended to include Theft and Subsidence (£1,000 excess).
Buildings include:
- Landlord's Fixtures and Fittings
- Furnishings of common parts
- Walls, Gates, Fences, Access Bridges, Roads,
- Pavements and Car Parks
Special Extensions include:
- Inflation Protection (Day I) on Buildings (+30% of sum insured)
- Any non-recoverable VAT incurred
- Unauthorised use of electricity, gas or water up to £25,000
- Tracing the source of escaping water and making good any damage up to £50,000
- Owner's liability for glass breakage
- Replacement locks up to £1,000
- Restoration of landscaping up to £25,000
- Loss of metered water up to £25,000
- Loss of market value solely as a result of insured damage
Loss of Rent:
Cover is provided against loss of rental income when the loss is the result of insured damage.This cover includes Service Charges and provides a 100% uplift in the sum insured to allow for rental reviews.
Special Extensions include:
- Cost of re-letting the property (including legal fees)
- Optional settlement for buildings awaiting sale
Liability as a Property Owner:
You are automatically covered as a Property Owner for your legal liability resulting from accidental injury to any person or loss or damage to third party property.Indemnity limit - £2 million
